Approx 6.5 acres situated at Frankford in Tasmania. Power, phone and school bus at the boundary. There is one dam that dries up during summer but we live on the next block and our bore has plenty of excellent underground water at 8 meters down. The two properties down from us both use bores and their water is at roughly the same level so I see no reason that this block would be any different.
A drive was put in and a house block leveled some time back as my parents intended to build here but had a change of plans due to their age and health. The soil tests have been done (passed with flying colours) and it has twice had septic approval from the Council ( both now expired due to the septic not being installed ). The block does of course have its own separate title.
Frankford is centrally located approx 50 kms from Launceston, Deloraine and Devonport in the West Tamar valley. There is a local deli-post office here and the school and main shopping center is at Exeter about 20 kms away. We were owner builders (still are after 7 years actually ) and this block would be ideal for almost any project.

Pictures of the block can be found at http://home.iprimus.com.au/kalki1/index.htm

Okay now the price :-)
Land at Exeter sells for $85000+ for a half acre block and in Launceston for around $100,000+ for a 700 sq mt block so I will consider offers over $89,000 which is reasonable considering that 6.47402 acres is approx 45 times bigger than your average 700sq metre city block.

Missed out this piece. The reason this block is not listed with real estate agents is that we would prefer neighbours interested in a peaceful alternative lifestyle rather than clowns that want some land simply to shoot at anything that moves. Here we may just find the kind of people we are looking for and if not we are more than happy to keep the land, whereas with an agent we would have no option but sell to the first person that came up with the money.

To any of you out there looking for your own piece of paradise I wish you luck in finding what your searching for.
