Hi Chris,

Thanks for joining in on the conversation about my house.

Thought about selling it complete. But as you note, not really much you get back.

We are going through a second hand dealer for much of the product that we can sell. He will come in once we take posession back from the tenants and price everything, but i have been quoted $4.00 plm for the floorboards. Which are the original baltic pine floorboards. I have also sold the front windows and front door, as well as the fire place inside and the mantle for $250 to a work friend.

The main reason we are keeping the existing frame, is if we demolish completely, we have to move it back on the block in line with the (average of the 5 houses either side) house next door, which is approx 2.5 meters.

Which ultimately means a backyard 2.5m less in depth. Currently past the deck that we will put in, there is only planned 5 meter deep backyard x the width of the block which is approx 17m.

There is no condition from Melbourne water to raise an existing house, only a new extension.

As for Insurance, this is covered as it meets the regulations stated by Melbourne Water with regards to its terms for raising a property.

Consulted a couple of different places on the sale of my original Baltic Pine Flooring.


Just Old Floors in Thomastown quoted (without seeing) between $4.00- $5.00 per linea meter with them removing stock and noting 10-15% loss of stock (i.e. ends etc that cant be salvaged.

hughes online - Tony Green out there has quoted approx $3.50 per linea meter unseen, he would also look at other contents within the house.

Note: they were only interested in the boards because they were the 150mm width boards. if they were any other size then they would not have been interested as they cant move the stock.

As for windows - hughes online noted he would definately NOT be interested. he said they cant move windows as everyone is interested in moving to aluminium, and the few die hards out there wanting a recycled product, want perfect condition, as the cost in getting replica stock is small.

Noted 3 weeks till kick off, must say i am getting a touch excited, skip booked in, electrician booked in to mount electrical box to the existing frame and Upgrade the mains.

Plumber to come onsite and setup a plumbed in toilet - Quoted $400 for this to happen. this will allow us a toilet till we are ready to go and will also mean we don't have an unknown cost going into the project, hire toilets have pumping, weekly hire and delivery and pickup fees, i figure 4 weeks and this has paid for itself.

We also will organise a metal recycler to pick up all of the metal which is free of charge.
If I were to deliver it to the recyclers then i would get up to $200 per ton. However given time and fuss and the amount of tin sheets to make a ton, i am opting with getting someone else to take it away.

At this stage...haha I am sure I will laugh at this blog later...but thats the whole idea right...to reflect on your experience.

We are planning to be at lockup by end of March with construction to commence on the 8th of January.

Hi Angelis,

Yeah especially if we sell the boards for the currently quoted price by a third party.

We are having all sorts of 'discussions' with the current neighbours kids at the moment. 'you most definately will not be coming onto our property to errect the wall that sits flush with the boundary'.....

ahh....sorry love we will...because its the law....now we can be nice about this, or it can get ugly....up to you...

(not quite like that the conversation, but thats the sentiment.)

Just an observation on usability of the kitchen space - Assuming the fridge nook is in the wall to the left of the sink and that is an access door against the wall with the cooking space, having the fridge "around a corner" from the sink/prep areas and stovetop is to me creating large deadzones where you're moving but not actually accomplishing anything. I'd move it to the middle bay (which to me looks like a double pantry cupboard?) so you can access it from the same plane as the sink.

My inlaws have an almost identical layout and they often wish they'd thought more about working within the space before agreeing to the design.

Flashy looking cabinetry even in black and white :)

Hi Newman and good luck.
Just a note on the chimney of which I have pulled down a few of. What I used to do was knock it apart (easy with that old lime mortar) from the top and drop the bricks down into the fire place itself, then, when that was full, take those bricks outside before dropping more. Actually, it is a shame it has to go as the thermal mass of it would help regulate the house temperature.
